Dan,

Michigan is in a depressed real estate market these days...
(I'm thinking about Holland for example).

How are you planning to invest in this climate? Do you have
a plan of waiting for prices to drop and then acquire some
nice properties?

I guess what I'm asking is, "What is your strategy?" if you
don't mind my asking.

There are others on this board inquiring into Michigan and I
know your thoughts will be of interest.

Hi Kacie,

I haven't had a chance yet to welcome you to the forum
so I want to take this opportunity.

There are some great, great people here with lots of
experience and insight, and from the sound of what
you've been up to, you'll fit right in!

I hope to hear from you often and learn from your experiences.

All the Best,

Hi Mike,

Welcome to our forum. Read the posts, chime in when
you can, and most of all learn from those more
experienced.

I know that you have already posted even before you
came here to introduce yourself and so I want to thank
you for being proactive and for jumping right in.

Hello Froehlis,

And welcome to the forum!

You ask a question that all investors ask sooner or later.
I'll let others chime in, but from what I've seen when a
person is just starting out, there is not the need to incorporate
right away.

But those that own dozens of properties are probably incorporated.

If you are just a beginning investor, wouldn't it be better to master
the art of the deal and begin to show some profits? Then you will
be in a better position for an attorney to give you advice.

Well cash_money,

You've got me scratching my head on this one. I don't
know where a person would buy options for $1 but
I'm going to grab some popcorn and sit right here
and wait for someone else on this board to enlighten us all.

From re-reading your post it sounds vaguely like the idea:
"put a property under contract and then flip it to a developer".

Maybe...is that what you've heard and you just assumed
that the way to get it under contract was to option it?[/i]

Gladhatter,

I commit myself here and now to be a giver without question.
To share, help, instruct, and give whatever I can.
I commit myself to the success of this forum and all who
visit it.

That is my promise to myself.

Thank you, Frank, for that summary of what's going on here in Texas.

I can tell you're going to be an outstanding addition to this forum!

And to all you investors reading this, a warm invitation to come to Texas and check out our opportunities. We don't resent out-of-staters (yet) and the opportunities are endless.

Frank,

Welcome from another Texan! This is a great place to do
exactly what you just said. And to help others by answering
their questions.

I look forward to seeing more of you.

I don't "play" the market, but I do publish an advisory/mentoring
site that is for those trying to bring some sense to that market.

We've done rather well each month -- but that's not a guarantee
for future results. Our stated goal is to get 5% per month ROI.
