Need a CMA, looking to possibly list home for sale in SW neighborhood of Hartford CT or are there any investors in the SW neighborhood area of Hartford CT that could offer some advice, Mother in Law is looking to possibly sell home.

@Mark Fries Thanks for the reply. I'm not afraid of C and D classes, I'm just wondering how fast I can rent out the units once they become vacant. In other markets I currently manage it usually takes me 2 weeks or less, sometimes I have a new tenant secured before the old tenant leaves. I'm looking at a fully occupied multi family in the area and I'm just wondering how hot the rental market is?

Interested in gaining more knowledge about the Ortega Farms area rental market.  Any investors in the Jacksonville area willing to share their opinion on the Ortega Farms area rental market. Is it difficult to find tenants in that area? Looking to invest in multifamily 2bed/1bath units?

Thanks for that information @Dave Foster I guess thats good news for me. I was under the impression I was in a bind. Regretting my purchase from a recent 1031, it was my first time purchasing outside my own market.

Can anyone tell me what happens if I have to sell a property I purchased from a 1031 exchange before the 2 year holding period?

@Jim K. Hi Jim I have rentals in South Florida, they were built in the 1960s and I wish I could change out all the windows. I wish I could install Hurricane Impact windows with permits using a Contractor, but it would cost an outrageous amount of money. I plan to start making window improvements to the multi families that I intend to keep long term. In the past I’ve been forced to change out a window or 2 and we’ve done it ourselves but I regret it. I feel that when things are done hurriedly and without the proper paper trial that you are only jeopardizing your own investment. I wouldn’t collect anymore rent from units if they had new impact resistant windows so it’s hard to justify the expense. But I’d sleep better at night when Hurricanes come around.

Group meetings that are strictly men, I'm not aware of. Not sure where you are located. In Miami, DREIA is a good start.

@Kristin Kiddy Thanks for the advice. The lot is in the F section. I may be better off selling the lots and purchasing a duplex elsewhere, I'll need to do more research. Just love the idea of owning newer property, most my rentals were built in the 60s.

I'm considering building a duplex on a lot that my father purchased back in the 90s in Palm Coast Fl. My biggest concern is the rental market in Palm Coast. I currently have SFH, Duplexes and Small multi- families in South Florida and they are all a cinch to rent out, but the properties are old and I'm really looking forward to investing in newer or brand new properties. Does anyone have knowledge of the rental market in Palm Coast, is it strong? Does anyone have ideas on how I can research the rental market. Obviously the home builders are suggesting it is strong, but I can't base my decision on what the builders say.
