@Nathan Gesner Thanks, good to know. I wasn't sure I could legally require all maintenance request to be via the tenant portal. I know they won't always follow the rules, but I'll probably get the majority of them to do it and that will alleviate the work. 400 units WOW! I'm working on my SOPs for the 40 units I manage, if you have any advice on webinars or education on creating SOPs for property management please let me know.

@Sergey A. Petrov Thanks for your reply. I imagine it will never be 100% but I want to present it to my tenants on Move in date as their only option and I wasn't sure I could do that legally.

I manage 40 units. They consist of single family homes, small multis and condos. I have tenants in class A, B, and C areas. Some of my tenants do not speak or read English.  I use a property management program (Appfolio), Can I make it a hard rule that in order to submit a maintenance request, it must be online via the tenant portal?  I don't want receive calls, emails or texts about maintenance request. It's hard to keep tabs on them that way. I just want every maintenance request to come via the tenant's portal. All my tenants have access to the tenant portal and pay via the portal.

I'm a landlord in South Florida. Recently I have found it difficult to find vendors/contractors for all types of job. While there seems to be a lot of contractors, I was hoping fellow investors can recommend contractors they've used and would use again. Individuals that are responsible, professional, on time, honest, etc. I know I'm asking for a lot but if anyone can email me about any of the categories listed below I would appreciate it. I would like to put together a list of local contractors and vendors that local investors/landlords actually use. Can anyone recommend a plumber in Miami, preferably Kendall area. Need to install a small septic tank and drain field. It has been incredibly difficult finding individuals willing to work.

Post: How do you deal with tenants that pay you with cash

I have over 40 tenants and I simply tell them its not an option, at least not paying me cash directly. I use property management software that provides the tenants with a payslip. If they choose to pay with cash, they can print out the slip or I can provide them with it and they can take the payslip to CVS, 711 or Ace Hardwire and they pay with cash and the slip at the register. The payslip only needs to be provided to the tenant one time, they can use the same slip over and over again or they can print it from their tenant portal. The money is then deposited directly into my account. 

If you don't want to get property management software, I would look for some type of similar service that might provide you with that convenience. 

In the long if you acquire a number of tenants, its nice to be set up this way from the get go.

Looking for a GC to pull a permit for me in the City of Hialeah, Florida. I have a violation on a property that is owned under a trust and the city will not allow me to pull the permit as an owner builder. I will correct the violation issues on my own, I just need a contractor to pull the permit.
