This has been a very helpful thread! Thanks to all of you who have contributed. I wonder whether anyone can shed a little more light, specifically, on the guidelines pertaining to comingling of funds. For example, assuming I obtain a business checking account in the name of my LLC, pay any bills out of that account, & deposit net rental proceeds, is it considered "comingling" if I take a monthly "owner's draw" by transferring some funds directly into my personal checking account?

...but I thought commercial loans were for 5+ units. What if I'm buying a duplex? Can I go to a commercial lender??? Typically, am I going to find slightly higher rates?

Couldn't agree with you more, John. I find that most of these wholesalers drastically underestimate expenses, which tend to run 40-45% unless the ppty is brand new.

Quite right, Jason. Census data from 2000 is pretty useless now & that's why I'm looking for sites that rely on other sources. There must be a R.E. agent/broker out there who knows something about this, wouldn't ya think?

Yes, I like the Seattle area a lot. Purchased 3 fourplexes in Tacoma a few years ago. Closer in to Seattle is quite expensive. Nevertheless, my question is intended to help me & other investors locate a reliable source of demographic projections and researched data so we can move away from exactly this kind of hearsay and chat ("have you tried" and "I like the ...area."

Anybody had any experience with this company, especially on the buying side? A friend told me all it took was $500 down & HomeVestors is selling him an Atlanta fixer, rehabbing it, & selling it for him (& they already have 2 potential buyers waiting). He hopes to make $20k profit. Is he dreaming, or has anyone else done this?
