The Texas economy is set up much differently now and will likely weather an economic downturn better than most states.  There will likely be a national slowdown in the economy and thus RE markets, hold on let me get my crystal ball to tell you when that's going to happen ;)

This site has sooooo much free information. Learn as much as you can while you plan your strategy. If you have no money to invest in your wholesaling business, I'd recommend working for an investor as a VA or birddog (make sure you get paid hourly, not per deal). This way you can learn the ins and outs of the business while putting some $$ in your picket that you can reinvest in your biz. Best of luck!!

I had one set up from the start.  It's only a few hundred dollars to file with the SOS in Texas and once you do this you can open a bank account in the business's name.  I like having separate accounts for my different businesses to keep the accounting simpler and to ensure that I'm not commingling funds.

@Duncan Hayes, very well said!!! I like that most people either 1. Suck at wholesaling or 2. Are trying to take advantage of people or 3. Both because it makes my job of presenting myself as the most knowledgeable, credible, trust worthy investor they are going to talk to about selling their house much, much easier.  The old adage is still true: People do business with people they like.

Check facebook for investor groups local to your area. I have had good success networking with legit investors in groups like that.

Have you considered becoming a VA for another wholesaler/investor? It might be a good way to supplement your income while your wholesaling pipeline fills up? You might also learn somethings from a more experienced investor that you didn't even know you didn't know about this racket?

Best of luck @Jarreau Jackson. Sounds like you've got a solid foundation in place and a good goal in mind.  Might I suggest a business plan FOR the sfr to multi conversion?  There is a lot involved in that process and a solid plan will help you navigate
