Do you have a financing contingency? If so then NO one would finance it over the appraised value. Use that as your leverage.

What is the ARV of the house? Asking price does not help with knowing if it is a deal or not. What do you plan on doing with the house buy and hold? Or fix and flip? Any repairs est. need to be rechecked by you. Cause my brother will fix my roof for $200 and as you know that is not a legitimate estimate.

As far as the agent situation the selling agent will be talking the owner out of letting you buy it so low for 2 reasons 1. lowers the commission and 2.get owner more money. What is there number? Will they do owner financing? If there is plenty of money left on the table after repairs to sell retail have them finance the entire amount fix and split the profits.

@Lyall Storandt and @Bil Casimir this property is also showing as listed. So definitely no room in there for a wholesale deal. IMO. No matter where you are and your market this has many factors showing it to be a "deal" but to me this is NOT a wholesale. 75k (listed for 85k) plus commission plus closing costs plus repairs of 25-30k plus possible holding costs and ARV is 130K. Where is the deal?

David again NOT an attorney thank you for the above. There is a lot that is missing from the above as well. I will not get into this especially on here. Many will read this as LAW and it is NOT exactly the law and how it applies to all!! Thank you again. Anyone who reads this seek an attorney that specializes in this area if you are so inclined.

Congrats on starting. What is your goal? Do you want to buy and hold? Or do some flips? You could also become a transactional lender. Great return and very little risk.
