Go with someone who actually has a portfolio not just sells real estate to buy doodads.

Beware of those blanket loans lenders will try to sell it to you since they can make origination costs on the crosscolaterized loans and the new Fannie loans which are now freed up again. Plus when this are together it is a headache if need to sell one.

You can do this two ways 1) spend 30 minutes and download that spreadsheet that does a simplified life cycle cost analysis and gives a per year sum Or 2) be conservative and call it 10-20 percent put it in the bank and spend you time enjoying life or finding more deals.

It's do able but tough. I've talked to a bunch of people with the #tomanypropertiesproplem and lots of people try the 6.5% 30yr fix with 3-4pts. I found a local bank that can do 4.25 15 year and 25 year 5 arm for 5.25 but they will only lend in one state. I'm sure you can find one in every state but it's going to take some searching.

Look you can act unethically and just get your lender to make up some story on letterhead. Maybe if your not an investor and only a one time homebuyer it might fly however this is the sort of BS that drives prices up and makes honest people have to get hard money loans to pay cash and offer too much to win. It's a slippery slope people.

Chris M. Is absolutely right. It's borderline unethical thought. If it's a 3 or 4 bedroom in a good area in the 400-600k range expect at least a dozen offers and at least a couple people to waive inspection. This is absolutely crazy since they are paying 400 to hopefully win the offer.

Hold up is there any HOA? If there is minus that after the rents and then run the 50% rule.
