I’m jumping into San Antonio Markets! Just curious if anyone that’s working in that area wants to network at all. I’ve got half my team formed and a couple deals in pocket! It’s looking good!!

Im actually weighing my options on this very thing. I have interviewed what seems to be like a rockstar PM. However I do not have a history with her as of yet. She seems like she would do great at assisting in managing the rehab as well. Ill be interested to see what more experienced investors think.

Just curious how everyone calculates multi units? I’m trying to wrap my brain around a best practice for myself.

Do you add %for capex, repairs, etc for each door?

What’s been your experience? Best strategy?

I know property management is per door.

What’s everyone’s experience with negotiating property management fees for multi unit? Say 2-5 unit buildings where the managers are not in site!

Hey everyone. Im in the market for a new attorney in Northern CA. The few I have interviewed locally do not seem to have the same goals as I do when it comes to real estate. In the mean time I'm looking to move quickly if I can finish locking in may current lead that's in negotiations.

It's on City Sewer so Septic won't be an issue. Ive reviewed the flood maps and it appears to be above the flood plane (property is 50Yards from the lake). 

Can I request to see the original lease documents?

As far as the month to month tenant your saying that I can request them sign a new lease agreement with me once I close the deal?

Time to find a good Attorney. We've been lucky enough managing our first SFH on our own. So haven't needed one until now. I appreciate the advise.

Ive got a hot lead on a property in my market. This will be the first time I've purchased off market if it goes through. Does anyone have a system in place that they use to check things out when making an off market purchase? 

Do you have contracts you sign once you agree on a price?

Purchase and sale agreements?

Do you bother with a home inspection?

This is a duplex and it is currently rented. The rents work for my numbers.

Do you/can you have the tenants move out? 

I have so many questions.
