Welcome Sam! I'm jumping (back) in too to BP. I signed up many many months ago but decided to obtain a real estate license in NJ since first signing on and have been an active Realtor since. Originally my plan was to dig right into investments with no prior experience. However, I thought twice and decided that by obtaining a license and working in the industry would make me a much better investor in the future. With that said I'm happy to trade ideas and info with you regarding investment properties in Monmouth County, NJ. The Jersey Shore is really starting to pop again since Hurricane Sandy. The shore is now largely restored and demand is expected to increase. Again, Welcome to the community and enjoy the content. There is a ton of it here.

Hi Matt. I agree with Chris. Also make sure you use a bonafide real estate attorney. What sometimes seems to be the smallest thing overlooked could delay or spoil a deal or worse...lost deposits, court etc.

I'm a licensed Realtor in NJ with a keen eye on investment properties. So, while scouring the the latest market news, I cam across this great article that that tells the story of a "Flipping Bandwagon" rolling  over the nation. What does it mean to real estate investors? Well for one thing, it means you have more competition for finding and securing the great deals. However, if your fortunate enough to be able to find the great deals and invest in any of these top markets, there is money to be made. Homes flipped in 2015 yielded an average gross profit of $55K nationwide. Take a look at the article here and feel free to comment on your thoughts about this topic.

Hi Todd. I think I'll try to get some price quotes for the insurance of potential properties. This property will be a family investment that will be primarily use for rental but with family occupying sometimes.

Thanks for your feedback Chris. Good point, I'll look into to management companies in the areas we're seeking in. We're considering Point Pleasant. What can I expect for an average ROI (Net after operating costs) in Point Beach?

Are there any investors out there that have experience with investing in a waterfront vacation rental property in New Jersey Shore area? The budget is $1M towards purchase, closing costs, etc. 

What's a good ROI?

What are the pitfalls/windfalls? 

Any Taxation advantages/disadvantages? LLC?

What type of permits are required? 

Basically, this is my first venture of this type and I could really use any practical and constructive advice that anyone has to offer.
