Hi Everyone,

One of the clients I do bookkeeping for is selling a 15 unit mobile home park he owns for $425K. 

The numbers are as follows:

Asking: $425,000

Income: $7,100/mo. ($400-$550 Per unit)

Electricity - $290/mo avg

Misc: $100/mo.

Taxes: $930/mo.

Insurance: $195/mo.

Maint: $450/mo

Waste: $205/mo.

The owner does not own any of the units. One unit is rent free because the tenant collects the rent and does the maintenance. All numbers involved I can confirm as I am the accountant for this property. Please feel free to contact me if interested. Owner wants a quick sale, mortgage company is ready to close

Hi Ladies, I am highly considering taking the route of getting funding through LC or Prosper, and it looks like you guys have had success doing it.

I just have a question, when applying for a loan, what do you guys typically choose for funding purpose? I've heard mixed reviews about the fine printed some clauses about not investing the funds in rental property. How have your experiences been with these platforms?
