You got it Sam! It doesn't matter how much you make, it matters how much you save. You could make half as much as the guy next to you but as long as you put money away for an investment you will be in a better position

Greetings all, 

I am currently in the architecture and contracting field right now but I have been planning to buy a 3-plex or a quad to start building up a business. Any tips trick and hints or if you if you want to send me a colleague request, or whatever! Ether way I would love to chat about strategies to making this goal of buying a house by next fall come into fruition!

Jay, Flat roofs in Chicago have many problems as you may know. Your best bet is to go with a light commercial style roof. My suggestion is to avoid a TPO and look at quotes for a full or partial EDPM membrane (Well worth the money compared to a TPO and will last much longer). Also see if the roofer can come up with a way to drain it well
