You don't need a license, but it is definitely helpful! I'm licensed in Texas and getting licensed in Florida as well. I like having more control over my deals, not having to rely on a relator to show me the homes I want to see, and getting to deal directly with all parties involved. Just makes sense in my opinion. Only downside is the cost of the license and cost of maintaining it, and time it takes to get the license.

Hi everyone! I'm a licensed realtor and real estate investor in Texas, specifically DFW area. I have some capital but not enough with the stricter HM guidelines due to Covid. Looking for a partner on my flipping deals that I find that could put up the cash to close and just be a passive investor and let me handle everything else. 50/50 split. Very easy. Exp Realty and Fathom realty will put you on board no problem. I was with Exp but Fathom was a better fit for me. What you want to do is what I currently do. 

cold call the owner/owners, drive around looking, mls/realtor, local newspaper, craigslist. plenty of options.

Hi. What kind of broker? Insurance, Mortgage, etc? And where are you located and or have your investment at? We need to know in order to help.

I've dealt with my fair share of bad realtors in the past so I feel your pain. It's actually part of the reason why I became a realtor myself. One of the best decisions I've made. I love having way more control over my investment.

In my opinion, it's definitely worth getting. I love having complete control and not having to deal with middleman scenarios. Also helpful for when you want to go view properties. To me, the only con is the cost of getting the license and time it takes.

I like to make my home as tenant proof as possible. I use laminate wood flooring which is cheap and looks great! I get supplies from home depot and bonus if you're a military veteran to get the military discount of 10%. I would not spend the money on real wood flooring for a rental property.
