Awesome job Johnathan. Your dreams are possible, keep working on it daily with your end goal in mind. I am also from the school of Dave Ramsey and Robert Kiyosaki. Similar to you, i wanted to get out of corporate America through realestate. I bought my 1st rental in May 2015, found a nitch and worked it diligently. I am now 5 rentals in, 4 of which are free and clear. Thanks to Dave Ramsey's debt snowball, I turned my vision into a strategic plan and worked that plan "INTENTIONALLY". The easiest part of this journey is doing nothing, but if we do nothing we'll achieve nothing. It may be hard, but don't give up on your dreams. Your hard work and dedication will eventually pay off. To everyone else; "get in the game"

Hey Clayton, I try to stay within a 30 minutes radius East, West and North of Atlanta. I go as far south as Macon. As far as my holding time, it depends on the property type, it's condition, location and the income it produces. My purpose is "long term income replacement" so it has to fit within said purpose and yes, I currently have a few Section 8 rentals in my portfolio.

Russ, i would follow my guts on this, the numbers aren't right. It seems like you have done your due diligence and since the numbers are not showing a profit, leave it alone. Your money is made at the time of purchase and based on the scope of work as outlined in your post, at a $80,000 purchase price you won't have a good enough flip margin with a contingency budget for those unexpected "profit killers". This is an older house, they usually comes with hidden problems. Even if you're doing most of the rehabbing work yourself, get it for less or move on. There are much better deals out there. Eric, rents are relative to the property cost. It varies by property conditions and locations (neighborhoods). I love the 2% threshold that BP is always talking about, try not to overspend though. Bare in mind that most often, your money is made even before your 1st month's rent check have been collected. You probably need to make a trip there or find someone locally who you can trust to check it out for you.

Russ, i use all of the above mentioned, but most importantly i surrounding myself with a very investor friendly team that keep deals coming. I have an awesome realtor, he knows exactly what my criterias are and as soon as he sees something that matches it, he sends it my way.

Hi there, am usually in the middle Georgia market. Sorry i haven't been responding, i picked up another property and just haven't been on the forum lately. Trying to wrap it up so i can move on to the next one. We should all get together one day.
