@Trevor Rutherford Yes, overseas VA's do work for wholesaling (i.e. filtering potential leads and determining their motivation). They don't appear to be the best at negotiating (unless you have a good training system which I'm still working on). The main thing you need is a good english speaker who doesn't sound like they're in another country.

My VA talks to buyers and they like him and still don't know he's in another country (although I would tell if they asked). Hope that helps.

@Jerry Puckett What about ex-pats? I posted a job on an online job board for Filipino's and an ex-pat from San Deigo now living in the Philippines applied for the job. I pay the man $1k/month and he appears to know more about wholesaling than I do (kind of a joke but not really). The man has some serious sales skills and is great on the phone.

Anyway, hiring an American now living in another country for non-US wages seems like the best of both worlds. My new marketing campaign is just starting to kick-off so I'll let everyone know how it turns out in the new year.

Hello Fellow BP'ers,

Here's the deal, I was about to cancel the contract on the property in question due to lack of buyers. As a last ditch effort I told a friendly buyer he could take over the contract at the current contract price (leaving me $0 profit). I want to build a good relationship with the buyer as he's a friend of a friend.

Does anyone have a suggestion for how to structure a deal to still walk away with a few dollars in my pocket?

Here are the facts:

Contract:
  • Contract w/ Seller in Hand
  • No Contract w/ Buyer Yet

Money:

  • Contract w/ Seller: $24k
  • Buyer Agreed to: $24k
  • Buyer to Deposit: $2.5k

Close Date:

  • Contract w/ Seller: 12/20
  • Buyer can close the same day he closes selling another property: Jan 17th

Different Time Zones: VAs applying for telephone jobs typically assume they'll be working US hours, regardless of their location (although clarifying is always good).

Working Hours: My VA is available from 8am - 8pm EST and takes approx 4 hour break when the calls start to die down which is typically 12pm-4pm EST. The virtual assistant returns any missed calls from 4pm - 8pm EST in addition to answering incoming calls. The VA is paid for 40 hours per week and does other work besides answering and making phone calls.

@Tyson - The saying "corporate america is where great ideas go to die" couldn't be more true in your situation. It got to the point where I was constantly coming up with ideas that couldn't be executed. The end result of each idea was always in-action because stepping away from the desk (even for 2 minutes) at various points throughout the day was impossible.

One of the most liberating things I've ever done is hired a VA.

Thanks to the VA, I am now able to negotiate deals, schedule appointments (late at night or on the weekends of course) etc when I'm knee deep in the J.O.B.

I'm always in the process of screening VAs (I'm looking for a rock star right now) so if you would like to be hooked up with a candidate or two with potential let me know.

I want to work directly with your VA. Train them about the Wholesaling process, USA versus Filipino cultural differences, key terms, telephone sales skills and anything else that comes up.

This service is free of charge and will not be available after a couple people signup since I only have so much time.

Disclaimer - I'm offering this service for free for 2 reasons and none of those reasons include me knowing everything or being a genius.

#1. I want to use the lessons learned from training your VA to build FAQs and help me craft a VA training course in the future.

#2. I love the idea of outsourcing my business and sincerely want to help people improve the outsourcing process while picking up new tips and tricks from various VAs.

@William T. I would highly suggest using www.Fivver.com instead of any other method. You can look at designers previous work and have them build you a logo for $5.....no joke. I would suggest finding 4 people ($20) to design your logo so you can work with the person you like most to make revisions...(also, revisions are free).

On a side note - I'm looking to provide personal training to VAs, no charge. I just want to build FAQs and gain experience for a VA training program I'm putting together.

I use a VA to handle all of my incoming calls in addition to other work. I've found the most success using www.onlinejobs.ph (also no affiliation) to locate VAs. I would be happy to get on a call with you and answer any questions you might have or help you screen applicants (no charge). Best of luck.

@Andy Wong paying $1-$2/hr seems very low for a VA with good phone skills. How would you rate the English and phone skills of these people and are you also using them to make offers?
