Hey, James select a market, contact an agent he will most likely know contractors and property managers or you can look those up as well. Hey, man don't be afraid you'll get over that bs later just like I did its not all rainbows and sunshine but I'm in it for the long Haul. House hack if you can I cannot in cali. Find a agent with a team through bigger pockets the first two might not work but keep looking until you find someone you can trust, reed BRRRR BG, Long distance investing BG educate yourself. let me know if you would like talk on the phone, I'm not an agent or want to sell you anything just a fellow investor looking out for people.

Thank you for posting this, in my humble opinion I would hold it and wait 5-7yr until the rates come down and then refi and by then it would have appreciated. Goodluck on whatever you decide. "Courage, strength and honor" be our Matto.
