Hi, is there anyone here that self manages in Memphis, TN out of state if so, can you please share how you have tenants pay rent do you use Zelle, property management Sofware? Thank you for taking the time to respond and looking forward to talking real state in the future.

Hi, I would house hack because you need a place to live. Please read "set for life" by Scott Trench and then you can decide on your own what's best for you!

Hi, My name is Walter and I need advice on a deal. 

ARV 250k rehab 25k purchase 190k small multifamily: I would have to bring about 70k of my own money but it cash flows $700 per month. what loan product would you recommend because I want to put less then 70k.

Hey, Chase I recommend you talk to a now, prequalify and then look at the properties you qualify for maybe an FHA loan 3.5-5% down for a small multifamily. You have the right idea about house hack and then repeat in 1-2yrs per loan requirements again talk to a lender. Second Find a Realtor here on BB or look for one your comfortable with in your area (this is crucial let him know what your trying to accomplish) and of course make sure you can analyze properties. Please don't hesitate to contact me. I have several out of state properties and looking to add to our collection! maybe we can collaborate on a small multifamily in your area.

Hey man that's a challenging situation. Please tell the company name of the company in that way we notify other investors. I'm working with Foundation property Management but that's not going well either. Lots of good luck to you man stay in touch!
