Can anyone help clarify category 2 in the short-term rental ordinance? I have a deal that is currently in category 2 and would have to reapply for a permit. Is this something that I should be worried about? Or since it's already being used as an Airbnb I should be fine?

I'm currently looking at a single-family home on King Street in downtown Charleston and was hoping some local investors can give me some insight on what to look for before investing. I have AirDND and looks like the average nightly rate is around $150 and occupancy is about 60%. Is this good? Is this average? If anyone has any insight that would be great!

I'm looking for advice on the best way to build credit. I'm a young investor that has no debt currently but have been turned down from some of the basic credit cards as I don't have any credit yet. What are some creative ways to build credit quickly, as I am looking to purchase my first deal this year. Any comments help!

I've recently met a friend that is willing to lend me a good some of money to purchase a duplex in Charleston, Sc. He is willing to give me the full deposit ($25k) with the thought of splitting cash flow/ disposition 50/50. My lender however, still can't seem to qualify me for an FHA loan. My credit is above average, my tax records are mediocre, and I do not have a lot of money saved. I'm a commercial real estate broker so don't have steady money. Should I get a side job as a solution to qualify. I need guidance on how to qualify without quitting my job or taking on another job that I don't have time for. Suggestions?

@Jack Morris what if I could negotiate down to say $250k? I think the numbers make sense then? $360 is the asking
