Short Term AirBnb Analysis Charleston 29403

I'm currently looking at a single-family home on King Street in downtown Charleston and was hoping some local investors can give me some insight on what to look for before investing. I have AirDND and looks like the average nightly rate is around $150 and occupancy is about 60%. Is this good? Is this average? If anyone has any insight that would be great!

I lived in Chaleston for 9 years while in the Navy. King Street would be a great area. 

Hasn't Charleston cracked down on vacation rentals? Have you checked about zoning and this being permitted?

To check pricing and occupancy look up similar properties on Vrbo and Airbnb. Check their calendars for pricing and occupancy to get the best idea of what you could do.
