I’m biased, but I’ll chime in with @James Wachob and cast my vote for Memphis.

Memphis offers incredible logistical advantages: the largest commercial airport in the world, all major US railroads converging here, and a thriving distribution hub. The economy is stable—no wild bubbles or busts—and the city is attracting major investments.

Elon Musk recently built the world’s largest supercomputer in South Memphis, Ford is investing $5 billion into a state-of-the-art truck plant to the east, and the Medical District is booming with healthcare innovation and development. This city continues to grow and evolve, making it a strong choice for real estate investment.

If you're planning on letting a property manager manage it for you then I'd let them do it. We have some good ones here, and although the rehab wouldn't be as cheap as managing it yourself if wouldn't be full retail price either. They usually have a small upcharge on the work done but it's generally not a profit center for them. 

I always have a "hold 1st" mentality - you might have to leave a few more dollars in the deal but at least you'll have it in your portfolio. It sounds like you already have the property?

100%. When interviewing an agent just ask them how many properties THEY own. Then get them to tell you about their portfolio and philosophy

I'm somewhat confident in the data, but not 100%. It's my first time working this data. I'm very suspicious of the numbers for New York and the appreciation for Lakeland, FL looks like a funny outlier. I don't have much actual experience with many of these markets. I'm curious what other people think of this list. Does it line up with experience? Does it look radically off? What questions do people have? 


I generated the list by combining Zillow's smooth, seasonally adjusted home value dataset (ZHVI) with their rent index (ZORI) for metro areas. Then separately I calculated the appreciation against each home value observation in the ZHVI dataset against its value 10 years earlier for each month. The numbers listed are the mean of the values for the twelve months ending this January.


 Love this. Prices are a little soft in Memphis at the moment, but I think that will change when interest rates go down some more. Here's a good article about current inventory versus pre-Covid.
