I agree with @Taz Zettergren, but for some reason I keep stumbling on the duplexes I'm up to 6 now. I do like the suburbs though - better rent growth, appreciation potential, and quality of tenant.

@Nora Lugo we have a robust REIA here with Memphis Investors Group. Our monthly meetings are live and virtual. We also have a weekly Friday virtual meeting at noon CST https://www.memphisinvestorsgroup.com/

I wouldn't let the formulation of an LLC stop you. Get somewhat clear on what you want to focus on, and you're criteria will evolve as you acquire new properties. Make sure you are working with someone who has their own properties and has experience with out of state investors.

I've done well in Memphis also. You give up some of the boom (and bust) that you get in some of the other areas, but there's a solid economy and a strong healthcare system. Good balance of strong cash flow and appreciation. 19 doors and counting.......

Hey @Wes Holmes are you familiar with Memphis Investors Group? We have our big meeting once a month, usually a Saturday event, and several smaller weekly and monthly meetups.  Lots of investor friendly wholesalers, lenders, title companies, agents etc. Very robust and collaborative group. I bought my 1st property through an agent I met there 6 years ago and now I'm up to 19 doors.

I was going to look at this one for an out of state client but it went under contract. We were going to make an offer on it. I think it's priced well also. Under contract in 3 days. Smart pool of buyers in the Memphis area.

Nothing wrong with paying asking price on something that fits my criteria and goals. I'd rather get a property that I like in my balance sheet now, rather than looking 6 months for the perfect "deal."    

Don't wait to buy real estate, buy real estate, then wait.

Yes, this is the first time I've ever bought a rental with a tenant already in place, and it has been a great experience so far.

Walter - do you know how long Section 8 tenants usually remain at one property? I think there usually is little turnover from year to year, but I'd just like to hear what your experience has been with this.

 I think @Jordan Ray is correct on this. Long term is probably the norm. I don't have any S-8s of my own but I'm not afraid of it. I have a copy of the Memphis Housing Authority Checklist and also the Landlord Guide if anyone needs it. Shoot me an email and I can send it to you.

That's awesome Walter! I would love to see your plan of action for checking out the tenants to see if its even worth it. I usually just say vacant at closing is better. I love finding my own tenants! You going to hop on the MIG meeting at noon?
