I would see if there are any wholesalers who would go to the property in the area on BP. You can search BP members in the network search bar. If it was me I would enter into a JV to make it worth their time, and if they are experienced they might have cash buyers who would be interested in the property. If you cant find anyone on BP I would post something in Birmingham's Craigslist and REIA on Meet Up to find if someone would be interested in helping you out.

Hello BP,

I know of a few paid methods to find equity in homes to market to. I was wondering if anyone has a method or resources to estimate equity on your own? In other words, if you have information from the county appraiser website (sales price and when it was sold) could you find the equity of the home? Is there a different way of doing it and on a larger scale?

To find a vacant homeowner I would suggest using skip tracing. It was developed by the FBI and CIA to find people. I havent used it but have heard others who have and had success. My guess is if you were to higher a private investigator they would more than likely use skip trace or their trusty old magnify glass ; )
