The buyer is going through me

Im selling it at a lower contract. 

I have a property under contract and the seller is selling it lower than what we signed for. They are asking what are my commissions and fees. Because I am not a licensed  agent I cant accept commissions, correct? Do I negotiate a slightly lower deal to be assigned and be paid that way, or dont worry about it.

@Rotonda Maunu  Happy to help! I am not aware that Zillow offers the ability to pull a list of out of state or vacant home owners. However, for out of state owners the court house or the county property appraiser website will have that information. For vacant home owners I look for homes when I am driving. Look for poor lawn care, no curtains, boarded up windows. Write down the address and start your research for the owner.
