So sorry to hear about that!

I would get your insurance guy on the phone. Then I would follow up with your attorney to see if you can evict and what the proper process would be to do so. My reasoning to evict would be if something like this has happened, after a few months, what else can happen with this tenant? I would also let people that are in charge of her section 8 payment know what has happened. Maybe they can help in some way?

One thing to keep in mind is that if the leak is near a wall, you can't go cutting open the wall or walls to investigate how much mold there actually is until you own the property.... usually. You may be able to drill a small hole here and there in  insert a camera to see in the stud cavities. I have no idea if this is one small area or a few of them with water evidence, but its something to keep in mind. Also if the leak is in the center of the room then is the subfloor suffering from it. you may be able to tell if there is a crawl space. If its a slab on grade home no real need to worry. Just a few things that came to mind. Good luck!

Does the house even have power!!! :) I only see one light switch. Without seeing it, or at least having more pictures its hard to tell what needs to be done. All the questions asked here need to be answered as well. Depends on what your exit strategy is.

Welcome Larry,

I to have felt a bit overwhelmed by all the info here on BP. After spending hours listening to podcasts and reading through the web site, your never done ha!

Make sure you set up your keywords on here. If you haven't heard yet there is a meet up.... I think its next thurs at the ram in U village if you are interested (double check that date for sure). Once you set up your keywords, its a lot easier to keep up on those kinda things.
