In the recent few months, the market has dried up in Southern California. I, along with other investors, am thirsty for some good off-market deals. We are typically looking in Southern California but are open to looking at opportunities outside of the state if the numbers make sense. Msg me directly so that I can give you my email address. Thank you all for your input, thoughts, and ideas. The 40 acres are very hard to maintain, so I have found a gentleman who can park his mobile home and maintain the land in return for free rent. I will be renting two of the casitas for rent to two different groups. I found a guy who has an RV/ boat storage facility and is out of the room and has a waiting list, so he will rent a portion of the land to park RVs and boats. I will be leasing another portion of the land to occasional parties and events. This was not my intention because I don't have the time to manage but I don't have any other options at the moment. Keep the ideas coming, please. Thank you

I purchased a ranch a few years ago because it was very cheap, and I rented it out for about a year; now it's vacant; I want to know how I could maximize my cash flow from this property. I have heard from a few friends that some companies lease properties to turn them into venues for weddings/ parties, etc. Another idea I've heard is that there are mobile home managment companies who can improve your land and sign a long-term lease to turn it into a trailer park.

I want to know if there is someone who has some experience with large lots, 40 acres+, and what I could do with it. It is about 75% flat and has four houses and a pond. It is on a large septic tank, well water, and two electrical meters totaling 400 amps. Zoning is a residential single-family residence. Secluded on top of a mountain with 6 miles of hiking trails in the back with beautiful views. 

I am open to any ideas; please shoot!

@Tomiko Graves very high quote for that price point. Toilet is $95 at Homesepot, you can find a vanity for $200, tub for $500 max for this price point, tile for floor and around tub $1200-1400, misc. $500. Hope this helps you get an idea

@Tomiko Graves is your GC giving you a quote based on labor only or with material? Regardless, I am not sure in what region your property is located but I usually do not pay more than 5K max on labor/material for a bathroom remodel for my flips.

@Diego Hernandez It is tough trusting a wholesaler or anyone these days but that's why we have contracts to protect your interests as well as theirs. Also, for a busy wholesaler it does not make sense to manage the project themselves. They can close 2-4 deals in a month and earn a little more.
