Own a ranch - Need Ideas on how to maximize on rent

Hello, 

I purchased a ranch a few years ago because it was very cheap, and I rented it out for about a year; now it's vacant; I want to know how I could maximize my cash flow from this property. I have heard from a few friends that some companies lease properties to turn them into venues for weddings/ parties, etc. Another idea I've heard is that there are mobile home managment companies who can improve your land and sign a long-term lease to turn it into a trailer park.

I want to know if there is someone who has some experience with large lots, 40 acres+, and what I could do with it. It is about 75% flat and has four houses and a pond. It is on a large septic tank, well water, and two electrical meters totaling 400 amps. Zoning is a residential single-family residence. Secluded on top of a mountain with 6 miles of hiking trails in the back with beautiful views. 

I am open to any ideas; please shoot!
