Actually, you were the 2nd to respond, but you are still #1 in my book. And your response gave me a "vote" of confidence. The webinar did get me more fired up. Upgrading to Pro was always on the list of to do's, but some reason it was put off. I guess I didn't see the value in it at the time, but now I do. I do pride myself on being eloquent, so thank you for noticing and thank you for the support.

Happy New Year BP!!!! With the New Year come new opportunities to explore, new challenges to overcome and new goals to accomplish, so I needed a new introduction.

My name is William S. Newman. I am an up and coming real estate investor from Milwaukee, WI, with the focus on mastering the Milwaukee and surrounding area market (Glendale, Shorewood, Whitefish Bay, Fox Point and Wauwatosa). This is my sort of reintroduction… I have been a part of the BP community for about 8 or 9 months and have decided to upgrade my account to PRO. I started off strong, participating in the forums and connecting with some amazing members from all across the country. My activity slowed down a bit as I was awaiting the birth of my 1st child, an angel named Synoma A’Marie Newman. After taking some time away from everything to bask in the glory of fatherhood, now it is time to get back to business. I bring to you, NEWMAN…. Part Duex (Pro Edition)

I do not have resolutions for the year 2015. Resolutions always sound good for the 1st month or so of the New Year. I have a new plan for LIFE!!!! I will execute this plan by reaching outside of my comfort zone and doing exactly what it takes to get me where I want to be. And where is that you ask??? I plan on making my company, NIT Realty, a reputable force to be reckoned with in the real estate investing niche that will be around for years to come. Starting with Wisconsin and then branching out across the country, we will strive to bring affordable housing to all, without sacrificing quality. This will be accomplished in a variety of forms. Marketing to find the best deals is first and foremost (with private-money partnering being a close 2nd). As each property has different strengths, we will determine what strategy to use on a property to property basis. The focus will not be to buy and hold or to flip; the focus will be to provide quality housing for those who want and need it.

I am looking forward to connecting with even more members of BP. With this interaction comes learning. I have read books, listened to all 103 podcasts (and @Brandon Turner  recent webinar) and I have done many potential property analyses. My focus is building trust and comradery with everyone that I come across in Bigger Pockets. When the time comes when I am ready to present deals, or have deals presented to me, the rapport will already be established. That is most important.

Welcome to BP!!!! I too am a fellow Milwaukee investor. AS you are new to BP, I would suggest listening to the podcasts and talking to everyone you can. Now that you have you profile set-up, please believe that people and deals will just "find" you because you're here. Be active and stay active!

Regarding our beautiful city, there are plenty of areas to stay away from. Some are riddled with crimes and poverty, but what city doesn't have that? I would suggest gassing up the car, and taking a ride. I mean an all day ride! get to know the city. Travel the main road and see what areas give you that "Wow, this is a nice area!" type of feel. Because if it gives you that feeling, it will give others that feeling.

Regarding those cheap condos, please believe that they are cheap for a reason. Most of them are out in the boonies, or in an area that was prominent, but not any more. The condo owners who lived there previously owned there condos. When the areas started to decline, they began to rent them out. There are a few areas like that, and they all took a sharp decline for the worst. You might not have a hard time renting, but you might have a hard time collecting.

Those are my sentiments EXACTLY!!!! The 8 hours I spend in this stinkin' office might be costing me thousands of dollars a day!!!

That is wonderful news!!!!! What was the final deciding factor that made you take that extraordinary leap of faith???? That is SUCH a goal of mine!!! As much as people frown upon quitting your job before you are "stable", what if you believe in yourself so much that you don't care if you are stable yet or not? I feel like the more time in a day that allows me to follow my dream of what I know I will become a real estate investor and philanthropist beyond my wildest imagination, the more stable I will be.

Welcome to BP!!! I am also new to connecting with investors from outside of Wisconsin, so we should most definately talk. I know Milwaukee from front to back... Make sure to reach out to @Mehran Kamari. He is great and he invest in Milwaukee also.
