Hello all,

I am looking to connect with seasoned investors in the Cleveland area, and see if we can work together. 

I have made some good contacts in the Cleveland area to find properties, and now I'd like to work and see if I can grow a quality buyers list to help both sides of the table.

I have learned a great deal in terms of evaluating properties, and can offer great opportunities when I come across them.

Hey @Curt Davis, yes I saw that program online. However, I want to exhaust all my "free" options before I get into something like that. But great tip!

And @Samuel Sedore, I do have a website, but i havent been doing much SEO to drive traffic to it. I need to get on that. So far, I've been relying on free ad sites, and cold calling property management, and rehabbers in the local area where my properties are. 

I'm establishing a group of buyers here in Toronto, but like i said, the dollar is making it a little more difficult. Thanks for the input guys.

Hey all,

I am interested in learning from the experts the best ways to market cash flowing, turn key properties? I've done the usual (Postlets, Craigslist) but are there any ways that any of you have tested and found work well?

I have my cash buyers that I market to up here in Canada, but with the US dollar becoming more expensive for us, these buyers are starting to slow their activity, temporarily. 

So, does anyone have any innovative strategies that you think I could focus on to build my list in the US? Any help is appreciated!

@Michael J Flores I want to wholesale the property. In my mind, an owner financing situation becomes more complex to wholesale.

Thanks for the tips guys. I will be in touch with the seller, actually he called me again today and said he can provide me addresses and numbers for two motivated neighbors. So I'll see how that turns out.

Hey all, 

I began a direct marketing campaign to Absentee Owners with at least 70% equity and owned for at least 5 years in Brandon, FL. 

Today I got a call and had the following conversation with a seller that sounded pretty desperate to sell, judging form his tone, and his speech. 

Cool guy, needs to sell his house because he got injured at work and is trying to collect disability. He lives in another house that he owns. However, he put a lot of money into this house that he's selling and wants to get at least that much out before he sells. He owns free and clear, just last year performed major rehab and updated the house.

ARV is roughly 120k.

He wanted 150k to pay what he has into the property.

I offered him 80k, then we talked back and forth, he told me why he needs to sell, and I explained that I cant buy it at 150k, regardless of his situation. Then he offered 130k. Still couldnt work out a deal. So hes going to bird dog for us and make referral money instead. Says he can get me a few more leads in that same neighborhood.

So what would you have done differently here?

@Account Closed Hey Ronnie, what were the details of your deal? Care to share? How are you finding the deals? Are you able to get contracts on properties for the 70% ARV golden rule?

I see what you mean. But also as an investor, you need to understand how to evaluate ARV for yourself. You can't rely on anyone else's word.

If you're looking for some good deals, specifically in FL, then we should connect.
