Simen, what has your research shown that it's worth? You can get a pretty good idea if you spend some time online? I can point you to a couple really solid resourceful websites that can help you evaluate and get an approximation of what equity may be in the property.

Hey Steve, you can also try Old Republic Title Company. I did my last wholesale deal with them. Ask for Shelly.

Hey all,

I'm working on buying a SFH in Cleveland, but in order to close the deal, I want to find a source to fund a portion of my deal. Leveraging is the best way right!

So I've contacted some funding institutions, and have a good idea as to what I'm going to do. Put down 20% and get the other 80% funded. 

Issue is their interest rates are incredibly high (8-10%) and they require a very lengthy pre-approval process and so forth. 

I'm wondering if anyone in this community has dealt with any private money lenders that are investor friendly and are looking for new business. 

Any advice or help is much appreciated. This would be my first buy and hold in Ohio.

@Federico Gutierrez I will consider attaining my RE license. But at the moment, this is not really possible in my situation. Regardless, I still believe I am operating within the confines of the law. But I appreciate you pointing that out in any case. 

@Jonathan Plant I would love to speak with your broker contact to pick his brain and understand how he sees the market. By the way, are you buying in Cleveland remotely from Virginia? 

@Bob Collett Hey Bob, thanks for reaching out. I'm sure I could learn a lot about Cleveland and the surrounding areas with your long term history there. PM me and we can chat when you have some time. Right now, I'm focusing on presenting ROI values of 15-20% to my buyers. I feel more comfortable with these types of returns, and ideally is B+ neighbourhoods.

@Ryan Arth I love the enthusiasm! I am super excited to hear you say such great things about the Cleveland market. Makes me feel good that I chose this city as the starting point for my REI career. I'm wondering, what kind of marketing do you do to get your leads? I'm sure already being established as a turn key provider helps, but any suggestions or pointers are appreciated.

Hey BP Community,

My business partner and I have been searching for properties, connecting with investors, and working diligently to find some undervalued properties in the western parts of Cleveland. Our cash buyer partners are hungry, but we've been unable to feed the craving. 

I plan on driving down to Cleveland in a few weeks to do some Driving for Dollars, but I wanted to get a feel from you RE geniuses about the market conditions in Cleveland. 

Has it been difficult to find those motivated sellers? Are asking prices reaching close to Retail? Which areas are seeing the most activity these days? 

Do any of you do direct marketing in Cleveland? If so, how has this worked out for you? 

Any help is greatly appreciated. It has been tough starting out in this business, but with the help of knowledgable individuals in this community, I feel like well get it up and running.

Hey guys, thanks for the feedback. Sounds like I'll have to plan a trip down to Cleveland soon. I just realized its only a 4 hr drive from Toronto, which makes it a lot more feasible to do than I originally thought. 

@Matt Motil what frequency are you re-visiting the properties you're interested in? 1/week, 1/month?  

@Roy N. I'm not fortunate enough to be able to run around these ares, so I'll have to do it virtually for now.

I definitely don't plan on getting shot though. But that would be one exciting blog to post on here! lol

Being an out of state investor, its always helpful to have solid contacts in the area that you're focusing on. 

I've been listening to the podcasts, and reading blogs and forums, and I completely understand now that Driving for Dollars around neighbourhoods is a great way to find those motivated sellers. 

Have any of you Cleveland investors been fortunate enough to find a deal this way? What did you look for and how did you contact the owner of the house? 

I'm planning on driving down to Cleveland in the next few months (coming down from Toronto, Canada) and would love to have some specific areas to check out at that time, and maybe meet some of you cool people!
