@Colleen F had a very good question. Where is the property located? I can't advise on the added value but I can on the expense. I live in the Mid-Atlantic area. When we renovated our private residence we added electric heat under the tile in three rooms. That was 10 years ago. It's feels pretty good having the floor warm under your feet until you see your electric bill. It will make you scream. We rarely use it. If I were buying again I'd walk away from a property that was dependent on this source of heating.

I own an abstracting company in Maryland and have recorded documents for clients for 26 years now. Easily over 100,000. I have never heard of such a thing. I realize you are in FL which may change the mechanics of how one actually records a Deed or Deed of Trust but not the laws that dictate whether or not it can be recorded. A very good question as presented above is what kind of mortgage is it. Regardless, if there was a problem with the legality of the documents, this should have been discovered long before it settled and went to record. If the county kicked it back, the title company has an immediate obligation to resolve the problem. After all, they settled it! If you purchased title insurance and there's lenders insurance it would appear that you have a claim. Go over the head of the title company and find the council for the underwriter. There is a time frame in which the title company and it's vendors have to get you documents "of record". You are correct, it is a huge liability that increases daily. First American knows this! Good Luck.

I think alot of times we only hear the great success stories on here but never the oh crap ones- its kinda glossed over.  I think my point also is for those who think that they can get into flipping with no money, Yes I know it can be done so many have done it but if you should come up on one that you made a mistake and you have no money its over.

I do have to mention that as horrible as my story was- I've never lost money on a rehab to date- This was a close call but I didn't.  I think sometimes when we over analyze we talk ourselves out of great deals. Deals that other people see a great value and we just see an okay value. Its winter and there are lots of deals- You can find a great one. GO FOR IT!

Oh I understood your point. And kudos to you for still coming out on top of that deal. I am guilty of talking myself out of a deal. I'll get over it - just have to find that right first one!

Just saw this post. This is ironic. I was just about to post how I was getting frustrated because in 4 months I've only found 2 distress properties that I was comfortable enough with to put an offer on. I was out bid on both. Don't get me wrong, there are plenty around. I'm told that I over analyze. I'm just getting back into rehab flipping after an extended hiatus. I guess there's a little fear of pulling that trigger. I have a good team, an equity partner and rehab experience.... And no property!  It's stories like this that reaffirm my over analyzing habits. I've got to find that happy elusive medium.  Thanks for sharing.

@Rob Gribben  - I'll check out that area! Thanks :) I plan to spend some time driving around Dundalk in the coming weeks to check things out. Meanwhile, I've found a couple of places here in pasadena that have potential. Oh, and about HdG - I have no idea how home prices are there now (I'm kind of burying my head in the sand on that). But I will say our house there meets my brand new 0.6% rule. *sigh* Although, if I go back to our purchase price and money in, I suppose we are doing about 9% cash on cash.  It wasn't a great purchase, but we just couldn't stomach the actual loss.

Pasadena does have potential, you should find multiple opportunities. I have researched there but currently my main focus has been Severna Park, Arnold and the Annapolis zip codes.

Locate and attend 3 different local REIA club meetings great place to meet people gather resources and info. Here you will meet wholesalers who provide deals and all the cash buyers (rehabbers) you will need.

Consider checking out HUD homes for small multi's owner occupied gets first crack.

You might consider Niche or Specialized Housing like student housing. Rents can be 2-4 times more. Remember you don't have to own a property to control it.
