Anyone here knowledgeable of land title companies leveraging blockchain or having deep expertise they can contribute on the combination of these two?

Second is what is the difference between tokenization of a multifamily property and a normal syndication that has 200 investors? 

For tokenization, we see it a lot also called fractional offerings. I looked at them and honestly I did not see where there was enough meat on the bone. For example a company goes out and buys a property for $200k. They charge an acquisition, disposition and management fees. We have 100 investors who bought in for $2k each. I do not see an avenue to make money and greater chance to lose with it being that small.  Larger scale maybe but its really just a syndication. What is the difference?

Lastly is the term tokenization. If people do not understand it they will not do it. There are many I know who will not touch crypto currency (using this as an example only) as its something that is not easy to understand. Hot wallet, cold wallet etc... The more complex something is, the less likely to get the masses. For example I would guess that anyone over 60-65 years old trying to explain tokenization to them would be like "huh?"

Just my 2 cents. Plenty are doing it, not sure if they are profitable yet or what it will look like but time will tell.


True, the niche-specific jargon will dissuade anyone in terms of adoption which is something advised of many projects within web3. The benefit is you can make an illiquid asset liquid & in exchange collect royalties from people buying/selling fractionalized pieces of the property on a secondary marketplace along with the standard price appreciation of the property. You can also sell a piece of equity in the property rather than the entirety of it. Its not seen as a security because a DAO is created which is a workaround & is more like a couple of acquaintances buying in on a property rather than it being a tokenized security. The DAO votes on management decisions as a collective, deciding on property upgrades & other things. For large managers this may not be an interesting route but for those wanting to benefit from the royalties from the secondary market trading, its an interesting route for sure

Hey everyone, so what are your thoughts on the sale of pre-sale developments? Its another space I'm not as well-versed in but I'm doing recon for it. The properties are Dubai-based. What are some common things to look for regarding the valuations on these? They're apartment buildings, off-plan presale, & set to be completed by 2026. Any advice?

 Thats a good one, I'm honestly not sure about how much equity in them he possesses but the way it was presented, I assumed it was a 100% ownership stake

I have a guy who says he wants to sell his entire real estate portfolio which consists of 8 houses & 1 8-unit. He is asking 1.6mm for it all. I'm not looking to buy, but looking to connect a buyer on this one. What are some key things I should look for regarding this?

 I think I may have phrased my questions with too much ambiguity. I own a marketing & consulting firm we normally focus on working with NPOs, E-commerce, & other key niches but I'm curious to further understand the marketing world of Real Estate. I'm highly aware of how to craft deeply intricate & effective strategies leveraging psychology, consumer neuroscience, & other methods but I want to get a pulse on what the "template" is for the Real Estate sector in general whether that be B2C or B2B.
