Dubai Developer Property Investing

Hey everyone, so what are your thoughts on the sale of pre-sale developments? Its another space I'm not as well-versed in but I'm doing recon for it. The properties are Dubai-based. What are some common things to look for regarding the valuations on these? They're apartment buildings, off-plan presale, & set to be completed by 2026. Any advice?

 It actually wasn't my market of choice, even though Dubai has a robust ecosystem. A Dubai real estate agent was requesting help finding investors regarding the properties so I'm just curious to know what the general consensus is as well
