Hi Michael! We are RE investors and happen to reside in the Cape as well (22 years). Lots of growth, lots of opportunity also. New construction is picking up steam with many options available, depending on your plans, long or short. As the rental market is very hot, any rentals are typically swooped up quickly. That said, stay at lower end/entry if mating new construction and rental. Entry new construction is available at $190k for 3/2/2, this will rent for $1500-$1600 depending on location. Next step up might add a bedroom, but will cost at least $25k more and add nominally to rents. The difference continues to skew unless you look for seasonal rents.
