@Michael Loffredo said things are flattening out a bit . New builds are competing with our rehabs tons of rentals out there and profit margin in the rehabflip side tighter. Not to mention turn time is longer as DOM went from days to months .. Deals are still out there just takes a little more digging .also since you have your dad with his background you might be in a better position then most to take on Mega rehabs that scare most investors away .. that's kind of our thing the worse it is the more we like it .. We looked at building on lots and landed on about $100 to 125. Per sf. cost for plain Jane . There are a few in town Cape Coral that are doing it pretty well but the machine is in place .Assesments and taxes are big expenses in the Cape  I would look for fast turn opportunities to be as liquid as possible for when the turn comes and  We think it's coming . It's the direction we are going  after these two mega rehabs are done lol .. Less out faster turn .. Let us know if you need anything in this playground

Thank you for your reply Agreed on most of your points . I wonder if Joe McCall even knew they were using his videos . Most of what I am purchasing nowadays has to do with systems ,scale, and automation, I have more money then time on my hands and although there is plenty of free information @Franco Li on the tech side I would rather have a follow along program ( my brain works better that way) deeper dive kind of stuff I find few share for free  so wading through is not efficient ."time best spent "is always a conversation I am having with myself lol

First let me say I believe in paying for training..I like condensed learning curve ..

That said I bought a training program a while back called "VA training done for you".. from Rob Swanson. It was super kewl had tons of Videos, mind maps you name it.. the videos were done by Joe McCall he was great... I didn't watch all of the videos in the one sitting ( impossible there were so many).. I wasn't ready for my first VA yet.. When I was I went back on my dashboard .. poof gone have spent months dozens of emails, calls you name it .. they (Rob Swanson's support) put a outline cheat sheet back on the dashboard with an upsell for another $200.00 for another training...yep kind of bait and switch and then with bad support.. problem not solved... I wonder if this info ever gets to the GURUS selling their content..

 I will not be spending anymore with them and my little $300.00- $400.00 spend was my first step. Can't help to think how shortsighted and how support handles their business could and will cost them thousands.

I would concentrate your efforts on finding 

Motivated sellers .. finding the buyer is easy if the deal is right. Deals are not right for every type of investor.flipers vs buy and hold s have different needs . The trickiest part is getting a realistic rehab number (even if it's an estimate ) for your investor. We pass on wholesale deals all the time because they low ball what the rehab saying 5-10k rehab we look at it and it's more like 30-40k . You can easily build your buyers list on Craigslist make sure you use key words and we will pick up on them with our searches because we are always looking for deals. Investors troll the REO's in their playing field so not sure that is the best strategy to wholesale there . Example of not so good ..So last night I am looking through my emails and look at a wholesalers list that he sends me . On house for 79,000. 00 Not much room for the area and needs major renovations.. but I take note .. and then see the seller on Craigslist selling the same house for 55,000.00 ( was literally just posted ) don't be that guy ! Hit the streets drive for dollars. Find the sellers make sure it's a deal for an investor, control the situation. Make mistakes just execute .. And you will learn the game .

@Luis Crespo I know some cities/counties are really missing the bed tax ( you are still supposed to collect and pay bed tax even with Airbnb ) and they are feeling the heat from the hotels fighting the Airbnb / home away trends. HOA's have been changing their rental term policies with more restrictive language . I love the model of short term rentals and believe the closer you get to the beach the better you are ! Beachside communities live on short term rentals .

I agree on the leverage angle @Stephen Craig especially in the beginning of this game. Rabbit holes can be deep once you get into the property having the cash to address issues... golden !  I also suggest when you go into  your first  couple of deals to make sure you will make money with multiple exit strategies, until you have your finances locked in and working for you . Have a plan A,B and C and don't be Romantic about the game or the exit just keep the momentum forward . Even consider partnering up on a few deals . Being a Carpenter is valuable, we wish we could partner with someone  GC/Carpenter on some of our projects we have two like that right now lol total gut jobs in our pipeline. So consider there are plenty like us ,who would love to work with a partner like you out there . Just until you have enough gravel under your feet .. your machine built and you sort your backend financing out .
