Heh! I predict many replies to this...all negative. Search here at BP for marketing tips, podcasts or forums concerning your niche (do you have one?) and consider a joint venture with someone you get to know. Make sure it's contractual.

I am in the St Louis market and the only place you can get a house for $10K is in North St Louis city or county and you're not going to sell it for $40 to $70K. The school district in North county has failed and most investors avoid it like the plague. It's also a war zone. There is some talk of trying to revitalize the area but that's been tried before.

Heh! It appears I introduced myself on the wrong page. I retired early but the company I worked for went bankrupt so I am getting about 10% of my expected retirement. I figure the best way to replace my retirement income and build a business for my grandson so he won't have to rely on anyone else for his living is through real estate.

I am about to start marketing and hopefully will close my first deal within the next 4 or 5 weeks. Looking forward to learning a lot from BP.
