@Ryan Dossey I am not doing direct mail but rather using online leads from my buyer, seller and company website. I have received some leads from you tube as well although I am not maintaining the YouTube site. Perhaps I should since that has brought in some leads and I just did it as an afterthought.

I have sent letters out to a small, cash buyers list and have received some response from that. I plan on doing direct mail to sellers within the next month and am thinking about using Michael Quarles.

The objections I get from sellers are price objections and only recently have I given them options like subject to and lease options. I must admit, I am not that confident when presenting alternate means of selling their property and it shows. That, however is a problem I am on my way to solving.

Sounds like you've got a good list! 

I would think that you wouldn't need many successes to make a large profit. I am targeting the lower end (under 100K) and I'll bet the objections are exactly the same but with a smaller profit when I get a deal. I've only wholesaled one and I've bird dogged a couple for another wholesaler in my county so I could be wrong.

Are you ready to buy now? What's your max price? Are you a cash buyer? What areas of town do you prefer to buy in? How quickly can you close? Do you have a minimum of square footage, beds, baths? Only single family residences? Is there any type of construction you will not buy or areas you won't buy in? What kind of discount, minimum, do you need? How many houses are you looking to buy in the next 6 months? How would you like me to contact you? Text, email, phone or all of them? Do you have a preferred title company? Do you wholesale, fix and flip, buy and hold or do lease options?

Of course you have to ask all of these questions in a conversational manner. Heh,

You are obviously an intelligent fellow since you are now a Cardinal fan. Go Cards! I forget where you are originally from but by the time your duty is up at Scott AFB you will probably want to have a permanent residence here.

Yes they will go over them. They do some things at no charge because of your membership and other things at a 25% discount. 

I used them for a small claims suit against me for advice. In Missouri, you can't have an attorney represent you in small claims court. They advised me on what to do and where to find the information and I won the claim with the plaintiffs having to pay court costs. Saved me about $3500.00!

I used them to review my LLC paperwork and to answer questions ranging from real estate matters to guardianship of my grandson. The firm in Missouri is large with attorneys with different specialties.

I am a member of Legal Shield and have been for years. This is the former Pre-Paid Legal company. Their attorneys a required to look at your contracts up to a certain limit. I am very happy with them and the attorneys are local.

As far as title companies Old Republic in St Charles is investor friendly and Investors Title is also good to use. (the name of the title company kind of gives that away)

If you're wholesaling, do you do double closings? If the title company company frowns on profit go to another company who likes to be as profitable as possible. The guy you were talking to was probably an agent.

Meh. If I own a house and want to sell it, I can, without a license. Does the seller of a house that wants to sell me a house need to be licensed? No. FSBO is not illegal. Neither is buying that owners house.
