I have done a couple of syndications where I worked with a securities attorney but REPE fund is a different ballgame and there are many nuances. I am looking for an integrated firm, which is not just filing paperwork but also guiding me based on benchmarks and best practices before(thesis formation etc), during(filing, guidance on timelines, capital call cadence etc) and after(investor portal recs, communication best practices etc).

Are there any such providers out there? I saw Jillian Sidoti had a program but looks like it might be sold out. 

Hi, I have multiple projects in progress, like syndication and a fund alike. The fund is focused on buying single families, and the syndicate setup is for multifamilies. In talking with lenders and brokers, I am getting all sorts of wide ranges of terms and was wondering if there are any mortgage consultants on BP I can talk with.

Any recommendations?

Thanks @Ashish Acharya. Can you say more about the second statement? In what case would they owe something?

I have two friends living abroad who want to invest with me. One of them has a green card, and the other does not.

Both are in India now but used to live in the USA.

Assuming I follow all the securities law and regulations, from taxes standpoint, do either one of them have any US tax liability?

Hey Kevin - The lawyer said nothing to worry about because all the proper disclosure documentation was given at the lease signing to the tenant so if the tenant were to sue, they don't have a case.

But, I don't think its good form for me to just ignore it. I will look at the original report and get the problem areas remediated by a qualified person.

Almost all of the properties in the area are 100 years and older and are known to have lead paint. We gave the tenant all the disclosures at the lease signing.

After the child was diagnosed with lead paint, the tenant got an inspection done, and lead paint was found on the property. There are no chips anywhere.


Now that we know there is lead paint, what am I obligated to do as a landlord?

I am also talking with a lawyer but wanted to collect any data points from anyone with experience in this situation, especially in PA.

I am on a work visa in the USA currently. If I invest with you guys an LP in syndication while I am on this visa and then in 3 years move back home, 

what happens to my investment and operating returns?

Are there any legal or tax considerations?

Hi Armando, Welcome to the Lehigh Valley. I have been struggling to find a good contractor in the valley and would love to chat more and see if we can build a relationship here especially if you realize the value in keeping a few good clients instead of trying to go for a lot of clients, which I have found most contractors default to.
