@Effram Barrett Its in Humble 2 minutes from 1960 and 59. It really is a great location for IAH and other amenities. I think the house is great for airbnb but I am not able to manage a short term rental at this time.

I have a rental property in a suburb of Houston and I have been approached to lease my house to an investor with a lot AirBnB experience. They will use the property for their AirBnB business. They have excellent reviews on AirBnB but they own all of their current properties. They will sign a 2 year lease and leave the refrigerator. The refrigerator has no value to me but its part of the deal. The rent we have discussed is a little below market value.  There is an appeal of a 2 year lease for me as I am not able to manage the property as easily since I live out of state. The major selling point for me is they have to maintain the house in an excellent condition to keep tenants coming to their properties. They will take care of minor repairs. 

Does anyone have experience with this or suggestions on this arrangement?

We are getting ready to list our property for sale in Grand Junction, Colorado and owner financing seems like a foreign idea to our realtor. Are there investors successfully owner financing in any area of Colorado? Our current lender is Bank of America. 

We are currently living and investing in Houston which has a strong owner finance market. We would like to get into owner finance and am wondering if this could be the right opportunity if the right buyer comes along.

I have a property in Grand Junction, Colorado that will go on the market soon. I am considering placing the proceeds in a 1031 exchange and investing it in a couple properties in Houston, Texas. I know some of the 1031 basics from a google search but I would like to know some details from experts. Pros/cons and state laws, if any. Also, recommendations for who can help me set it up. Thank you!

I used an enzyme from a company in Canada, Oder Eats, for an extreme pet urine smell on an entire house. It worked amazingly perfect even on Cabinets. Call Charles and he'll explain how it works.

The pending comp, 20342 Fieldtree, closed at $154,900 with 7 DOM. This sale puts the average value for my property at $144,000. This neighborhood has an average of 32 days on market with 13 properties sold since February. Message me and I will send over the comps.
