Greetings Everyone - We're in the process strategizing our relo to Nashville.  As investors we have focused on Live-n-Flips and Buy-and-Hold investments. In my research I've seen a ton of action around HPRs.  Not sure we want to get into that product without a development team in place which we don't yet have.  I'd like to look at multi-family to hold for income property.  We're coming from South Florida where there is a lot of this product. 

That's the context, here's the question for the community:

What's the market availability for multi-family product from duplexes to quads in the outlying suburbs of Nashville.  Common or minimal?  Typically in need of deferred maintenance?  And an associated question, in TN does multi-family larger than 4 doors become commercial vs residential?

Maybe you are looking in the wrong areas - ie: a duplex in east nashville that rents for 1,500 total might be worth 150k to you based on that rule, but it's worth 170-180k to me because I am going to tear it down, so stay away from areas with high development - you're going to lose to a developer every time. 

You can buy a duplex in north nashville for 115-130k that will rent for 700-800 a side. That gives you your 1% rule. 

Go out and look more.

 Hi Devan - Sounds like you're doing some ground-up development. What sort of psf numbers are you finding for ground-up development (rough range). I'm relocating from South Florida and trying to guage both ground-up costs and rehab costs for a rough basis.  South Florida is expensive due to labor shortages, rules & regs and increased code scrutiny. Curious what challenges I should expect in Nashville.  I tend to do rehab and hold for a while or do live-n-flips rather than full-blown ground up development.  TIA.

Greetings All - I'm considering a relo into Nashville and would want to look in some investment properties including buy-and-hold and live-and-flip.  In that vein I'd like to meet with brokers who are used to collaborating with investors and who are well-versed in both multi- and single-family product.  I'll be doing some exploratory trips to Nashville soon and would like to connect beforehand.  If anyone can recommend someone I'd greatly appreciate it!  TIA.

Hi folks - My spouse has an opportunity to relo to Nashville and we're doing our homework.   From a livability POV Nashville seems fantastic.  For my line of business I'm curious how those of you in the BP forum have found RE Investing to be in Nashville?  

Specifically how are:  Property Taxes; New Construction/Remodel prices per SF; rental rates; appreciation for buy and holds; availability of quality GC's, electricians, plumbers, tiler, handymen, RE lawyers & title companies; architects.   I'd love to talk to anyone who is doing buy-and-hold or live-and-flip in Nashville to get a sense of the area.  Also would like to hear about any commercial or residential agents who are accustomed to working with the RE mindset.

Hi Tamir - I've worked with an agent with Douglas Elliman who is GREAT.  I've worked with him for a year now.  He is an investor himself and knows how to do the financial analysis that we need.  That being said, he prefers to focus on commercial.  Are you solely investing in residential or would commercial work for you?

Hi All- I've a relative who has relocated to the Florence area and is looking at the investing there.  I offered to do some research for them around their pro-forma templates and one of the items that I'm missing is a % for the tax estimate.   E.G. I live in Florida and I estimate anywhere from 2% to 2.25% on the acquired value for my pro-formas.  Nothing I hate more than a nasty tax bill surprise.  In certain counties in Florida we also have a tax estimator calculator on the county website  (which often seems high but I'd rather be high than low).

I trolled the county's website and couldn't find a tax estimator.  I'm extremely reticent for them to follow the advice of the agent as in my personal experience I've rarely had an agent or broker suggest an appropriate tax estimate (nor should they) and often I've heard them quote previous assessed value taxes and that's not accurate as we all know.

Any guidance anyone may have for a % on property taxes would be very helpful.

Usually I see this with dogs but the scratches tend to go to the lower quadrant of the door.  with that level of scratching the dog needs to balance and correct me if I'm wrong but those scratches are pretty high up?  Sooo...they had a pony masquerading as a dog perhaps.  When they get desperate they tend to scratch and chew at the bottom and work their way up.  The one time I saw a scratch high up is when a German Shepherd learned to to use a lever door handle to open doors and even then he only scratched around the door handle and then down.  Maybe they watched too much "True Blood" and tried out their vampire nails.  ;-)  Sorry.  The scratches appear on the interior of the door frame too.  That I can't see blaming a pet for.  Maybe they slammed the door a lot if it were jamming?

Bummer.  Sorry to miss out by I've a broker sales launch to attend on Wednesday night.  Hoping there's another in December and maybe closer to Miami.  Thanks for putting these together.  Having pulled too many networking events together I know the effort and TLC it takes!  Kuddos and best.
