Hello,

It will be my first investment property that I am going to have as LTR.

Does anyone know if I need a regular or some investment property Homeowner insurance?
This is a single family house which is going to be rented in 2 weeks.
Thanks

I use ClickUp to track the timeline (task management) of all my flips: Underwriting > Escrow > Rehab > Sale

I use QuickBooks Online to manage all of the finances/accounting.

I use DealCheck to underwrite my deals.

That what I was thinking, but it should be integration between quickbooks and clickup
Do you use any?

I've been using Airbnb and VRBO with great success, but i figured maybe it's time to create my own web site that accepts online bookings. Lodgify seems to specialize in this. Anyone using Lodgify? Pros/cons?

Anyone using one of Lodgify's competitors for this? Pros/cons of them?

 A lot of bugs there

Hello,

I am wondering what tools does everyone use for a house remodeling.

I use google sheets and tried to switch to clickup but clickup is very bad with numbers.

Any other tools to manage tasks and truck expenses in tasks and subtasks?

I would think that you could just refinance it as long as you are a member of the LLC. You might need to get signatures though if there are other members of the LLC.

 Didn't know that. Nice)

@Vitalii Lunko this is super easy to do.  Any experienced loan officer should be able to show you how to do this with no additional work to you.  As long as you qualify for the loan, we just make it part of your closing packet.  No need for you to do anything ahead of time.

I think the more important question is, can you qualify for a loan that would provide "better mortgage terms".  And if you can, maybe we should be speaking with a lender that can show you how to do this.  If you haven't been prequalified yet, then let's do that first...to make sure we can qualify.

Hope all of that makes sense.

 Thank you

I am wondering if I can record a warranty deed on my name to transfer a property from LLC.

I need it to get a better mortgage terms and it's possible while the property on individual.

Quote from @Jason Wray:

Credit Unions usually do not offer DSCR loans you want to use a NON/QM lender or Bank. DSCR is not a QM mortgage so most credit unions do not offer that type of debt service loan.

If you can qualify using income I would suggest using a portfolio cashout refinance or just a conventional refinance.

Can you advice with this option? If you can qualify using income I would suggest using a portfolio cashout refinance or just a conventional refinance.
