Hello Guys, 
I am new here. 
I have 4 properties in Alabama/ Mississippi which is under remodeling and I have more deal opportunities but don't have enough money. What would you suggest? I can easy afford 20-25% if it's possible to take money for a year until I refinance. 
Do I need to look hardmoney lenders in specific state where I want to buy a property or out of states also works?

Don't give a whole project to the stranger to remodel it.
Test him first on 1 room and then you can sign agreement for a whole house remudeling.
