Most housing authorities have it written in their admin plans and HAP contracts. That if a tenant was to get evicted they would be called up for an administrative hearing to get them kicked off the program. You as a landlord would have to follow through with the agency's protocol. However this doesn't kick them off the program in another city, county, or state. The PHA's around the nation don't communicate with each other unless its about a transfer voucher.

There really isn't a list that landlords have to discourage and warn others about bad tenants. However that could lead to slander and more if the wrong tenant sees that. Being successful within a housing authority requires some knowledge of their programs that they offer besides "section 8". For example you should find who runs their leasing and contracting department. Once you do that ask them what other programs do they offer and affiliate with. Most housing authorities have the "general public section 8" and specialized populations that are affiliated with the local government and non profits. Both of which receive funds from the HUD. @David B. thanks for giving me the heads up on putting section 8 as a keyword alert. I'm sure we will see each other in the forums. How is the Philadelphia section 8 rental market compared to the market rent? Is it a big difference in price and are some areas over populated with section 8 renters?

You have to read your local Housing Authority's admin plan and city codes. The admin plan tells you what that particular housing authority requires along with the city. This usually curbs those rogue inspectors that try and ding you on their personal preferences.

Sounds like everyone has great ideas. What we like to do is to give out holiday gifts to the children of the household for each family that rents from us. The children actually look forward to it. Then when the 3 year lease is up they usually stay or move to another unit that I have. We give incentives such as black on black appliances to keep our tenants. So they get to keep the appliances they receive even after they move out. The trick is to only do this with the tenants you have good standing relationships with. That's how you always get referrals from your other tenants.

They had more partners involved in the operation. It was more of an umbrella effect.

They can do that because they have adjusted the rent comps in the area. This is due to the fact that the area is not worth as much as it once was. These adjustments almost always affect the landlord. Because of the fact that section 8 only goes by 30% of their income, and then they factor in what utilities they have to pay. During this same time the tenant's income may have decreased as well that's why their rent down to 0. Let me know if you need anymore assistance

You need to have a property management agreement with your mother drafted up so that it says you are the property manager. Once you do this you will be fine then you can put all of your information on the w9. Let me know if you need more assistance

@Robert Steele it all depends on what the homeless vulnerability rate vs the market rent. The higher the vulnerability the higher the subsidized rent will be. The housing authorities now pay by location not just a set rate anymore. The neighborhood and what street it's on determines what the rate will be now. Not if you have all the bells and whistles on the inside. Let me know if you have any other questions.
