My group will be pulling or selling our portfolio of properties as soon as the contract is up.

Hi Julie! 

I am the Investor Relations Manager for Southern Impression Homes. Once your investment is finalized, you are required to use SunCoast PM. We initially allowed investors to manage these properties themselves and ran into a lot of issues that affected the integrity of the neighborhood which then affected the other investors and their assets.

To piggy back off what everyone else is saying, be wary should you decide to invest in Springfield. Most of that area is a historical district and history has shown us that historical preservation societies are quick to mess up your CapX budget. Seems as though if you're not willing to renovate to their standards then they would prefer to let the property sit and rot.

I agree, Jaron.
I am terribly sorry to hear your circumstances and I wish you and your wife a speedy recovery but, it does not sound like RE investing is in the cards. If you would like to find a way to become more involved in the industry without having to work full-time, I would research local RE investing businesses that are looking for acquisition reps. It's basically dialing for dollars and convincing owners to sell you their distressed property. I've seen some do very well in this field. Just a thought.

I don't want to be negative but given your current situation maybe real estate investing isn't in the cards. That could change in the future! You need stable income, more knowledge, time, and a DEAL. Without any of those it's tough to get started. I'd sit down with the wife talk about sacrifices. Most good things in life require them. What are you willing to give up to get started? Answer that question, change the mindset, and find a better path to achieve your goals.

Springfield has been in the process for quite some time, as has downtown closer to the river and nearer the stadium. You can find those 40k and under in the urban core and predominately 32206,32208,32209,32254. On the same token though, as much as these areas are cheaper, I don’t see them gentrifying. Not anytime soon at all at least. I think Murray Hill will be next on the heels of Springfield. Then I could see Arlington happening eventually.
