@Brian Turnbough that sounds like a dream. i love the idea of it. there has got to be a major payoff emotionally in raising and molding your children to do well or at least decent in life. to be able to work with them and build family wealth is such a great picture to me. i hope all the best for you and your family.

I like your response. i certainly agree that if it is done ethically and fair, there is nothing wrong with charging or paying for knowledge, i mean, just look at the tuition debt in this country, it is outrageous. 

on common grounds, I have a small child and i will spend the rest of my days teaching him as much as i know. I think it is great that you have a child that can go out with you to sites, evaluate together and grow and learn together, that is the kind of stuff that one could NOT put a price on. He learns contracting now, then later owns his business of generals contractors and you wont have to worry about vetting and hiring a GC again.

Hi BP i need a CPA. Can someone who has had services from a CPA from the NYC, New York, Westchester, Yonkers area recommend one for me to contact and seek their services?

This is a interesting post. i am new to REI. i am reading listening meeting and networking.

With planning goals and aiming for them, i realize that i will need help. and i have come to a realization that, WE ALL NEED EACH OTHER at some point. 

Meeting people and listening to their stories, not many of them start off by saying, I was born with this knowledge of how to run a successful million dollar real estate business, or any business. They mostly start with, i met someone, or i knew someone who knew someone. 

 I think the reason this question comes up is, as mentioned above and as we know,  unfortunately there are a lot of liar's, cheats and scammers out here. They give the people starting off like me and others a bad image. so when i turn to a person like @Russell Brazil who is kind enough to spend time and give advise, he may not want to invest that time it takes to answer questions, because a ungrateful leach has gotten to him before and that is understandable. It can make a person feel used and lousy, its a terrible feeling and money cant correct it. Also, as mentioned above, "it can go either way" you can have a guru giving just enough info to get a person some action and charge a lot of money, Then you have the leaches looking to squeeze answers and TIME out of people and move to the next kind person and sometimes not even give a thank you. For some people a thank you goes a long way, for me it does.

I know i will need people and something i have heard multiple times is, how can i make my self of value to this person or mentor. one may not have 20k-50k , but one could help analyze deals, find deals, help clean out a property and many others things that is not just money, that can maybe free up some time for that person, in exchange for priceless advise that will pay for its self for lifetimes. 

looking down the long term path, when i get to where i want to be, i will want to give the knowledge back to the world. In doing so, i will have to navigate the wannabees and the leaches, sadly, there is not much we could do for those individuals. While REI is the vehicle i am choosing to get there, it is not just about money for me, for me its about doing what my family did not do, and that is to create generations of wealth and opportunities and ultimately, giving back.

i guess long post short, 

some people just want to leave legacies behind. i know i do.

Even thought its not a specific figure, rentometer is pretty good to get a average of what rents out at a location by address. Like @Lawrence L. mentioned, put in the address and it will give you a low and a high figure and you can average out the rent with those numbers. The numbers should still be good when analyzing a property and trying to figure out the income from rental units in a multifamily property.

The progress is looking amazing. I really appreciate the photo details. How are you going about getting your tenants? is there a particular group you are aiming for ? what about the screening or vetting,  how is that working out for you ?

i am Virgilio and new to REI and live in the Bronx. i am looking into investing in the Bronx area.
