Planning to buy a turnkey property in Beech Ave, Hammond, IN 46324. Trying to get some insights on the area & neighborhood from fellow investors. Could this be considered a B- neighborhood or is it more of a C class? Rent is currently set at $1195/month. Primarily investing for cash flow, so how is the future rent appreciation potential at this price point in this neighborhood. Thanks!

Thank you @Mike Anderson for the response.. A few lenders reached out to me through biggerpockets and I chose MB Financial Bank.... the experience has been good so far and we should be closing in a week or two.

I am looking for a good B class neighborhood for turnkey investment that would yield a good cash flow. I live in CA and ok with out of state investment. This would be my second out of statement investment with the first one being in AZ. Any suggestions for a good B class neighborhood would help me kick start my research and get going with my second investment. I have a 2 months time frame to buy this property and will be doing conventional financing with a 25% down, so primarily interested in properties within the 60K to 90K range.
