Thank you very much. What each of you sent does overlap but it is a very comprehensive list of things one would need and exactly what I was looking for.

Thank you again.

Hi,

I am trying to get a list of permits, licenses, approvals, etc. one requires when you are looking at renting out your home. Would appreciate it if someone can provide a comprehensive list. Also typically how long will it take to get all of them in place?

Thanks

Vinod

@Ankan Basak thanks. I agree close to Baltimore Pike is better but even after rehabbing do you agree it is still a C or D neighborhood? or is it changing? Am wondering what kind of challenges people are running into with tenants there.

Hey folks, I have been looking at a number of properties in Cobbs Creek and driven around the place. The sense I get that while some areas there are improving, Cobbs Creek is still firmly a D class neighborhood. Do people agree? What should I be looking out for while scouting for properties in this area?

One question on the personal umbrella policy. Is this like a regular personal umbrella policy or is there a special type of umbrella policy that covers you from rental property lawsuits?

@Dave Ventura

Thanks for that quick reply. I am from NJ so I guess any place would be ok for me. What areas do you suggest I scout? and since I don't know these areas at all, how do you suggest I narrow down on a property? Any suggestion would be very helpful.

 Hi Max,

Could you elaborate, if you have any insight on what locations within Germantown are best I would love to hear more. Thanks!

 Hi Dave, just wanted to ask why Germantown and not other areas like Point Breeze, Brewerytown, west Philly, etc.? I am also looking to invest and have a couple of people from my office who live in Point Breeze and love the place. Rents are also good.

Hi Yuriy, thanks for the data. What is your take away? Buy, don't buy, wait?

Hi All, looking for RE agents who can help an investor find the right property in the right location at the right price. Looking for someone who knows the Philly market, how to value a property, understands cash flow for rentals, etc. What is a good location - Point Breeze, Germantown, West Philly, etc. Will rely on your knowledge. Please reach out.

Thanks
