Hi @Cody Zucker @Salvatore Lentini ...when you look at what would qualify as a reasonable shore type property to get the type of income you have given above, how far in fro ocean ave would one have to be? My guess is one cannot go past 71 but then that is also almost 8 blocks in from the beach. Your thoughts please.

Hi Alicia, Check out REI Nation (formerly Memphis Invest). There is also another company called JWB Capital based in Jacksonville. I have not invested with them but they appear in many places. We can share notes as I am also going down this path. I know of some small operators but the concern with them is long term viability. Please let me know what your research turn up. The one thing I have heard is that TK companies slow bleed your cash flow by putting in tenants that turnover and then keep charging you the finder fee. Also their maintenance costs are much higher than what you would find if you just shopped around a little. While in TK you actually own the property if there all all these issues then you are not getting what you set out to get. In such a cases a crowdfunding RE company like Fundrise or RealtyMogul may be better because that give you complete hands off but still leverages REI. Everything has trade offs.

All, since this started with question on turnkey companies can anyone recommend good turnkey companies they have had experience with in the Phillyor NJ areas? Thanks.

Hi Rebecca, I have been looking at JWB for some time and just stumbled upon this thread. Thank you for posting your experiences. So your first post was about two years ago. Since then has your experience improved? Can I ask if you are getting the ROI you expected? Was the investment worth it? Based on everything I am reading in the JAX forum it seems like REI opportunities in JAX have topped out.
