hey everyone. I am also a new investor and my business partners and I were also looking into the Newark NJ area. Specifically speaking, something in the Ironbound district. As of this post I am in NJ scouting different properties that have potential for buying rehabbing and renting (we plan on buying and holding our properties for a while.)Ibrahim Hughes , You know the most about the Newark area, is there anything My partners and I should know about the Ironbound district that would help us with investing around the area?

Ladies and Gentlemen I have a somewhat general question. There is recent news stating that starting 2019 the L Train in New Yorks Subway will be undergoing maintenance for 18 months between the Bedford and 8th Ave stops. My assumption is that houses that run along that line maybe somewhat depressed in value due to the difficulty one would face in using public transportation to get anywhere. My question is: is that assumption correct?

I agree with Melody Bynum , but with East New York Ive been hearing that prices are already reaching the 1 mil range as well. Either way, your best bet is always networking like Darren Sager said.

you could use the biggerpockets search engine and look up foreclosures in whatever area code you choose.

Well in all honesty  I didn't mean it as a blanket statement for all Newark schools to say what I said previously.  The areas I saw that were most intriguing had good schools and those areas tended to be near mass transit spots as well.  I hope I explained myself well.

Hello everyone! So I'm about to start the foray into buy and hold investing. I have a nice amount of capital along with great credit. Now based on my research I have decided to start my investing in the Newark NJ area. The properties there are around the 300k area which is feasible to me plus they are around good schooling. My question is: Is there anyone currently investing there who has any advice for a newbie to the area?

hey charlie, honestly im in the same boat as you are. I feel like there should be some good places in jersey and conneticut you could check out that arent too expensive (especially jersey since its closer). Unfortunately I havent done enough of my own research to tell you exactly where in those states to look, but suffice to say when I look into it I promise to let you know. Either way you could in theory rent out to at least places in Jersey without a Property Manager/team if thats your fancy
