Appreciate your feedback Paul! That is the common consensus, "JAX having bad pockets everywhere". I lived in Philadelphia for 5 years in college, and I'm originally from NJ. Therefore, when I drive for dollars, the "bad" areas do not look that bad to me in comparison with Philly. However, the JAX resident or those migrating to JAX most likley have a different opinion. I am looking for a distressed quadplex to purchase utilizing an FHA 203k rehab loan, where I would househack, then move out and utilize the buy and hold strategy.

Like you're saying, I think dismissing these sections would lead to missed oppurtunities, because there are areas where I drive that seem fine to me. However, like you are mentioning, there are some streets that look worse than others.

What pockets (specific areas, ex: along moncrief road) in 32206, 32209, 32204, and 32208 should an investor avoid, and why? I know these areas are where crime is higher in Jacksonville, but I'm looking to find out where the armpits of these area codes are.

I am looking for a licensed contractor who has experience rehabbing an FHA 203k property in the Jacksonville area. I do not have any short term rentals, however I know short term rentals are very popular here in JAX and it seems to be the strategy of choice when I talk to local investors at meet-ups. I haven't heard of any complaints and it seems they all are doing well. I'm sure someone will comment with more relevant information for you. However from who I met, what I read about JAX's STR market, and the lack of complaints I'm hearing about STR's, I would consider it if I was you.

Congratulations on your success. I love to hear about local investors finding success in the market place. Just out of curiosity, how did you finance this deal? Did you do a typical BRRRR where you used cash, did you use syndication, or did you use a hard money lender? @Nathan Gray
