Financing regulations are a little different between Canada and the U.S.A. as you have already experienced.  Mainstream lenders here are somewhat more conservative in their underwriting.  In addition, most of the insured mortgage programs from CMHC (or the two private insurers) are aimed at owner occupants.

To piggy back off of this, options here in Canada are quite limited. 

You'll need to really analyze your deal and pitch it to another potential partner, hard money lender or a close friend/relative.

Out of curiosity, where is your condo located? I'm originally from Vancouver and know the area quite well.

Welcome Jacob! I'm an investor here in Calgary. That's awesome you're looking to get a head start in real estate. Keep listening to the podcasts, check out the MLS to just analyze properties in your area, read some of the books offered here on BP, and I would also suggest surrounding yourself with like minded individuals.

Hi Chase,

I'm from Calgary and a book I highly suggest is "Never Split the Difference" by Chris Voss. Not a real estate book per se, however its about the tactics of negotiating which you will be doing consistently in REI.

A little late to the thread. But better late than never.

I'm looking to buy my first property this year. I have gone from just spectating on the MLS to actually going in with a Realtor to look at some. I had made an offer one on, but unfortunately CMHC will not insure the property as it was in distress from the builder as well as the condo board.

I will be looking at 5 more properties tomorrow and I have been in close touch with a real estate investor/developer to gain some more knowledge in the industry.
