@Linval T.. Wow. so true. I recently connected with a few cash investors in my REIA group who basically said the same thing. One was looking for about 20%- 25% return while the other was looking at a 30% - 40% return. But the idea of holding myself wasn't an option I'd considered. I appreciate the advice.

@Account Closed Would you say that a compelling deal would be 65%-70% ARV or below market? Considering other factors of course like location, 3-2 vs 2-1, how much work is involved? ( if that matters )

@Doreen Chaisson. What about setting up a trust or some sorta 1031 exchange? I know nothing of either other than they could be use to eliminate SOME taxes from capital gains, if that even correct. Can you give some advice on that?

Hello guys,

Can anyone involved in wholesaling give me some good sound advice?

Should I find buyers first before I find deals or find deals in hopes I can find buyers?

I'm about ready to pull the trigger either way but not knowing whom to contact first is a quandary. Any suggestions?

Hey guys,

I'm currently getting into wholesaling here in Winston Salem, does anyone know where I can get contracts for North Carolina? I  need one for A to B and B to C.
